Stuarts Point

  • Median house price: $315,000
  • Population: 675
  • Average age group: 55-64

Stuarts Point is located within the Kempsey region on the North Coast of Sydney, which is 378km from Sydney, to be exact. Stuarts Point has a small population made up mostly by retired people and has a lot to offer being situated right on the Macleay River. If boating and fishing is your version of heaven, this is the perfect spot for you, and quite affordable.

Budgewoi

On the Central Coast of NSW lies Budgewoi, a coastal town approximately 77km from Sydney, best known for its beaches, which are ideal for surfing, and for its tranquil fishing spots.

However, this coastal area does put a strain on those who haven’t quite been able to disconnect from their city roots. According to Denis West (Ray White Thompson Partners), during an interview with The Daily Telegraph, he estimated that there were around 10,000 people still returning to Sydney on a daily basis for work commitments. Budgewoi is approximately 2 square kilometres, and has a community mostly made up of young couples with children.

Lake Tabourie

Similar to Stuarts Point, Lake Tabourie also has a very small population and is pedominantly home to couples with children. This tight-knit community could make a fantastic home for those wanting to start a family. Just like its name suggests, you’ll be able to spend your weekends at Tabourie Lake, an oasis filled with many hidden activities.

This location is best known for its hot fishing spots, along with the opportunity to go bird watching, so be sure to bring your binoculars! However, if you’re one to get the blood pumping, perhaps you might be tempted to go wind sailing or paddle-boarding in order to fully immerse yourself within the area.

Sanctuary Point

  • Median house price: $400,000
  • Population: 6,610
  • Average age group: 0-14

Our next coastal area is Sanctuary Point, and just like its name suggests, you’ll find peace living in this waterfront town. You can find Sanctuary Point exactly 147km out of Sydney. It has a more sizeable population, mostly made up of couples with no childrn residing with them.

This might have something to do with the fantastic restaurants and cafes scattered around the area, offering everything from classic Aussie fare to Chinese and Thai food.

Hawks Nest

Blueys Beach

The town of Blueys Beach is picturesque and queit, with a small population in the Pacific Palms region. It is neighbour to a number of other little beach towns, including Boomerang, Elizabeth and Shelly and lakes Wallis and Smith, making it the ultimate base to stay and explore the North Coast of New South Wales.

The town is comprised mostly of mature couples but is a popular holiday destination hence the slightly higher house price. The beach hosts surfing, fishing and more, making this little town a quiet getaway.

Stockton

Our final coastal town is Stockton, home to Stockton Beach as well as a number of beautiful parks, which take up approximately 15% of the total area. As this town is mostly dominated by couples with children, you can be assured that there will be no shortage of recreational and after-school activities to take part in. Some examples include kitesurfing, Go Karting and 4x4 driving along the Stockton Sand Dunes, however its popularity shows in the sharp increase of house prices.
